below. The reported days on market (DOM) from January 2009 to August 31, 2009 ranged 276 days to 0. Bedrooms ranged from 9-2. List price ranged from $5,990,000 to $88,200. The sold prices ranged from $3,000,000 to $81,259. The median sales price was the same as last month at $235,000 and average sale price was went from July 09' $428,325 to $426,270 Aug 09'. So far this year, the average list price to sale price ratio is down from 93% in 2008 to 92% in 2009. The average is skewed, however, by the one home that sold for $3,000,000, previously owned by Mr Macher, viewable in video for Barton Hills Community . If you remove this home from the data the average sold price dropped to $342,675.
The average sold price per sq ft is $159.32 downs from $161.34 last month. The current average days on market so far in 09' is 80, up from 75 days on market last month. The number of units sold so far this year is 37, down from 46 at the same time last year.
