The past national housing cycles were economically driven. See chart provided by National Association of 
REALTORS®. During this current cycle, the rates are low, job market is stable, and there is an overall strong economy. Many areas of the country had markets which were driven by speculators, and those markets seem to have cooled. The National Association of REALTORS® predicts a return to normal levels by end of 2007.
