Search Area 81 North West Ann Arbor is boarded on the East side by US 23 and to the south I 94. There are 33 Ann Arbor sold homes this year in area 81 with bedrooms ranging from 9 to 2 and baths from 10 to 1 with list prices ranging from $5,900.000 to $160,000 and sold prices from $3,000,000 to $166,500. Average sold price is $560,960 down from year to date average of August of $586,078 and average sold price per square feet is $162.29 down from $163.93 and the sold price per list price is now 93 percent vs. 92 percent as of last month. The trend is prices are down from Sep 2008. There are 50 active homes for sale (versus 39 from last month) ranging from $2,990,000 to $159,000 and average list price per square feet of $212.37. The average asking price is $886,444.

The chart above shows over the last 12 months that the number of homes for sale are up 17 percent and the number of homes sold are up 50 percent.

There are 152 active homes for sale with bedrooms ranging from 6 to 2 and baths from 5 to 1. The largest square feet home offered for sale is 7,500. List prices range from $1,285,000 to $98,000 and average list price per square feet is $161.61.

The number of homes for sale compared to last September are down 18 percent and the number of homes sold compared to last September are up 21 percent. There are 211 (186 as of August) sold Ann Arbor homes this year in area 82 with bedrooms ranging from 6 to 1 and baths from 5 to 1 with list prices ranging from $679.000 to $34,900 and sold prices from $625,000 to $25,000. Average sold price is $226,989 and average sold price per square feet is $146.85 and the average sold price per list price is 95 percent. Prices are flat. This area 82 includes desirable west side of Ann Arbor. Schools are Bach, Eberwhite or Haisley for elementary school; Slauson or Forsythe for middle school (depends on location) and usually Pioneer High School. ########## Search Area 83 Ann Arbor Southwest Liberty to Main Street. There are 96 sold Ann Arbor homes this year in area 83 with bedrooms ranging from 6 to 2 and baths from 5 to 2 with list prices ranging from $899.900 to $64.400 and sold prices from $885,828 to $61,000. Average sold price is $306,228 (compared to last month $311,072) and average sold price per square feet is down to $136.14 down from $145.04 in August and the average sold price per list price is up to 96 percent same as last month. Sold prices per square feet are trending up slightly. There are 96 active Ann Arbor homes in area 83 vs. for sale ranging from $1,299,000 to $368,259 and average list price per square feet of $152.44.

The number of homes for sale compared to September of last year are up 3 percent and the number of homes sold compared to Sept. of 08' are down 9 percent. Elementary schools are Lawton, Bryant-Pattengill and Lakewood and the middle school is either Slauson or Tappan, along with Pioneer High School. ########## Search Area 84 Ann Arbor Briarwood to North Stadium There are 45 (vs. 43 last month year to date) sold Ann Arbor homes this year in area 84 with bedrooms ranging from 5 to 2 and baths from 3 to 1 with list prices ranging from $524,900 to $99,800 and sold prices from $479,000 to $80,000. Average sold price is $198,283 and average sold price per square feet is $117.33 with the average sold price per list price at 95 percent. Annual sold price trend line is flat. There are 30 active Ann Arbor homes for sale in area 84 ranging from $524,900 to $99,800 and average list price per square feet of $142.59.

The number of homes for sale compared to September of last year are down 28 percent and the number of homes sold compared to Sept. of 08' are the same. Schools are Bryant-Pattengill and Allen for elementary and Tappan or Scarlett for Middle schools and Pioneer or Huron for the high school. ########## Search Area 85 Ann Arbor Scarlett and East Pittsfield, bordering Ypsilanti school district as the Eastern border. There are 113 ( vs.99 sold in August year to date) sold Ann Arbor homes this year in area 85 with bedrooms ranging from 5 to 1 and baths from 3 to 1 with list prices ranging from $299,900 to $34,900 and sold prices from $280,000 to $29,900. Average sold price is $150,011 and average sold price per square feet is $89.51 with the average sold price per list price at 95 percent. The averge sold price pre square feet has trended down slightly. There are 85 (vs. 60 in August) active Ann Arbor homes for sale in area 85 ranging from $889,000 to $36,000 and average list price per square feet of $110.35.

The number of homes for sale compared to September of last year are down 36 percent and the number of homes sold compared to Sept. of 08' are up 100 percent (6 sold Sept. 08' vs 12 sold Sept. 09'). The schools are Pittsfield, Carpenter, Allen or Mitchell for elementary school and Tappan or Scarlett for middle school, along with Huron High. ########## Area 86 Ann Arbor East Geddes and Huron River Drive, North Eastern section of the Ann Arbor schools including Superior township. There are 67 (vs.58 last month) sold Ann Arbor homes in area 86 this year with bedrooms ranging from 6 to 2 and baths from 6 to 1 with list prices ranging from $1,290,000 to $159,900 and sold prices from $1,150,000 to $140,000. Average sold price is $510,025 down from August of $520,158 and average sold price per square feet is $166.26 down from $170.79 in August with the average sold price per list price at 94 precent up from 93 percent in August. There are 72 (vs.62 in August) active Ann Arbor homes for sale in area 86 ranging from $2,495,000 to $135,000 and average list price per square feet of $202.76. Area 86 average sold price per square feet trend line is flat per Affinty Valuations.

The number of homes for sale compared to September of last year are down 8 percent and the number of homes sold compared to Sept. of 08' are down 25 percent. Schools are Allen, Thurston, King, Burns Park, Angell elementary schools. Tappan or Clague are the middle schools, along with Huron High School. ########## Search Area 87 North East Ann Arbor and North Campus, walking distance to UM Medical Center, goes East to Dixboro. There are 77 (vs. 64 sold last month year to date) sold Ann Arbor homes in area 87 this year with bedrooms ranging from 6 to 2 and baths from 4 to 1 with list prices ranging from $965,000 to $128,900 and sold prices from $800,000 to $115,000. Average sold price is $271,982 and average sold price per square feet is $128.06 with the average sold price per list price at 95 percent. The trend line is flat. There are 68 homes for sale ranging from $2,225,000 to $60,000 and average list price per square feet of $156.99.

The number of homes for sale compared to September of last year are up 25 percent and the number of homes sold compared to Sept. of 08' are up 86 percent. Schools are Northside, Thurston or Logan for elementary schools, Clague for Middle and Huron High or Skyline depending on location. ########## Search Area 88 Ann Arbor Downtown/Burns Park, south of the University and walkable neighborhood. There are 31 (vs.26 last month) sold Ann Arbor homes in area 88 this year with bedrooms ranging from 6 to 2 and baths from 4 to 1 with list prices ranging from $849,000 to $175,000 and sold prices from $835,000 to $155,000. Average sold price is $410,684 (down from $429,788 last month year to date) and average sold price per square feet is $193.01 down from $191.57 with the average sold price per list price at 96 percent down from 97 percent. The sold price per square feet trend line is up slighlty per Affinty Valuations. There are 37 (vs. 30 last month) active Ann Arbor homes in area 88 for sale ranging from $1,995,000 to $183,600 and average list price per square feet of $221.68. The largest home offered for sale has 4,507 square feet.

The number of homes for sale compared to September of last year is down 6 percent and the number of homes sold compared to Sept. of 08' are up 25 percent. Schools are Eberwhite, Bach and usually Burns Park for elementary schools. The middle schools are Tappan and Slauson depending on location, along with Pioneer High School. ########## Finally a market snapshot which is all Ann Arbor areas combined. This chart shows that Ann Arbor residential asking prices compared to Sept 2008 and September 2009 are up 14 percent and sold prices are up 2 percent.

So bottom line, the Ann Arbor home sold prices are up 2 percent September 2008 to Septmeber 2009. Again Ann Arbor homes are affordable, choices are abundant and low interest rate financing is available.
