
Every parent wants their best for their kids - but when it comes down to elementary schools, often no much thought goes into a selection and catchment areas when relocating.
However, could there be a relation between elementary schools and sale price per square foot?
Well, this graph (above - and for
download in PDF format by clicking here) from MLS data shows that there could be a link - notice that for some schools the sales price per square foot is higher than others and that the days on the market for a listing varies - in some cases by a week or more.
When you think about it, it is not that surprising that those homes in the catchment areas of certain schools command a higher price per square foot due to the property being in a desirable area (likely in the catchment area of a great school) and of course, being in a desirable area, it means that your property does not linger longer on the market than necessary!
For instance,
Angell - a great school in a very accessible and central location, was awared an "A" on its report card - signalling that it is a school with great standards of education - making it thus, desirable! Look! It has the higher SP/FT of $219!
This makes for interesting information on micro-market data for us here in Ann Arbor, Michigan. - Reminder -
