Dexter, Michigan Real Estate Results Shows 13 Months of Homes Available for Sale

Dexter residential supply is now about 13 months. It would take about one year for all the homes to sell if no other homes came on the market. Anything over 7 months supply is a buyers market. The Supply and Demand (#Units FS, S0ld) chart shows March 2009 compared to March 2010, the number of homes listed for sale is down 8 percent and the number of sold units is up 67 percent from last March. The annual trend lines show the number of homes offered for sale decreased and number of Dexter sales remained pretty flat. Below, Median Price (FS, Sold) March 09′ vs. March 10′, the Dexter sellers asking list prices were down 3 percent last month and median sold prices went down 6 percent. The annual trend lines indicates flat asking prices and slight downward motion in Dexter median sales prices. The trend line charted by Affinity Valuations, Inc indicates slightly declining average sale price per square feet (was up In March from Feburary) for Dexter Real Estate through the last 12 months. The highest sold price was $1,590,000 with lowest at $38,000. The average list price to sales price was 94 percent.
