Ann Arbor Michigan Community: Power Center for Performing Arts in downtown Ann Arbor, MI

[gallery columns="2"] The Power Center for Performing Arts in Downtown Ann Arbor is a fantastic facility! The Power Center for Performing Arts is a 1,381 seat theatre located on the campus of U of M that frequently hosts a wide range of performances including ballet, live music and plays. The Center is heralded by the School as one of U of M's most technically sophisticated performance spaces. The building opened in 1971 and was designed in the "modern classical" style of architecture - combining massive concrete columns and mirrored glass. The theater space itself is modeled after the Greek theatre at Epidarus, while the stage was an experimental combination of proscenium arch and thrust. No seat in the Power Center is more than 80 feet from the stage. The lobby features tapestries by the world famous Roy Lichtenstein and Pablo Picasso. It is great not just for the arts but also for business and is a fantastic venue for sales meetings, presentations and more! There are always many events being hosted. From January 1st to August 1, 2010 this is the price per square feet with regard to style of houses or architecture, courtesy of http://www.affinityvaluation.com/. Based on sales data, the three stories are commanding the highest price per square feet, with bi levels obtaining the least. This is for the schools in our area 82: Bach, Eberwhite or Haisley for elementary school; Slauson or Forsythe for middle school (depends on location) and usually Pioneer High School. In order of style preference by sq ft htere is the result: bi level, tri level, quad, 2.5 story, ranch, 2 story, 1.5 story or cape cod and 3 story. Chelsea Market Update August Price per Square Foot Rising Trend

As of July, there were 167 active Chelsea homes for sale: ranging from 1 bedroom to 6, 1 bath to 7 and prices from $55,000 to $950,000. The average asking list price per square feet is now at $127.83 which is down a few dollars from last month and average asking price is up to $255,035. If you want Chelsea properties or Ann Arbor properties click either.  There have been 170 homes sold in Chelsea in the last 12 months ranging in bedrooms from 1 to 6 and baths from 0 to 6. The largest home sold is 4,725 square feet down to the smallest at 600 square feet.  The average list price of the homes that sold in the last 12 months is $173,948 and the average sold price is up to $167,387. This represents an average sold price per square feet of $96.07.  The sellers got an average of 96% of asking price these last 12 months.  The Chelsea Real Estate Market average sold price per square foot is graphed below courtesy of Affinity Valuations Group, LLC. The average sale price per square foot has trended down over the last 12 months and remains under $100.00 per square foot. 
 
 
  
There is about 10 month supply of homes for sale in Chelsea, Michigan, so we are still in a buyers market and may be stabilizing unless we see a rash of foreclosure homes hit the market. The inventory under $200,000 is shrinking and we are seeing multiple offers. There is still an abundance of choice, low interest rates and great prices.  Other charts below show the trends over the last 12 months. The first chart – Chelsea: Median Price (FS, Sold) shows home asking prices are up 2.5% and sold prices are down 23.8% comparing July 09′ to July 10′ with trend lines showing slightly decreasing sold prices over the last 12 months.    Chart 2 Chelsea: Supply & Demand – # Units (FS, Sold) below shows units for sale from July 09′ to July 10′ have decreased – down 15% and sold units are up 10%. At least the number of active homes for sale is trending down slightly indicating we are on the way to stabilizing, due to the home buyer credits that were in place. To be one of the homes picked, keep in mind this is a price war and a beauty contest. Consult with your agent about making your home stand out.
