chart "This Month in Real Estate" has been released by Keller Williams, outlining the changes in the real estate market over the last few weeks. This edition - which is available to download here as a PDF - explains how there is a growing demand for housing with existing home sales rising 7.2% to an annual rate of 5.24 million in July of this year. The largest gain on record since 1999.  They call this the "green shoots of recovery" as first time homebuyers are dipping their toes into the market - driven by low rates (which are still in the low 5's), a great - but expiring soon - $8,000 tax credit. In fact, in July 30% of buyers were purchasing for the first time. Even CNN.com noted how there was an influx of buyers snapping up homes! Also more excitingly, as the report says, home prices have risen from where they stood at the beginning of 2009. In fact, it says an 8% increase where they were in July compared to January 2009. This is great news! This hints that the economy is starting on its road to recovery. Many Economists are starting to predict a good, stable economy for 2010, which is bolstering consumer confidence. This good news continues with the level of inventory on the market - Compared to a year ago, when the number of unsold homes was at a record, there are now 10.6% fewer homes on the market.   Also, the homes on the market are more affordable, with affordability at record levels since it was first documented back in the 1970's - making it cheaper to own than rent in some cases! All this adds up to be an encouraging mix for todays discerning buyer and seller. Buyers are getting great deals on homes and sellers are seeing inventory moving. It is noted that people are not moving for negative factors, but postive ones. For instance:
  • 26% moved to live in a bigger or better home
  • 24% moved into a better neighborhood
  • 12% moved to be closer to family or friends
  • 9% moved into an area with a lower cost of living
  • 6% moved due to a change in marital status
  • 3% or less for each of the following: school, job loss, retirement, or foreclosure

Ann Arbor Michigan Real Estate: REO & Foreclosure Competition

Here is information from Affinity Appraisal on the Dexter market which is valuable enough to share with you all! Michigan is one of the five states with the highest foreclosure rates. This presents a great opportunity for buyers who are looking to snap up a nice piece of real estate in the present market. Even though the Washtenaw County real estate market, where Ann Arbor is located, has historically out performed other areas of the State's Market Conditions as reflected in the average sales price for the state the statistical area has shown some decline since 2006. The attached PDF (available by clicking here) shows in graphical form two sets of different data. First, the statewide trend, versus the local MLS trend and secondly, sales price per square foot for the Dexter community. This graph really shows stability in home prices right now, for purposes of this report (the PDF) a negative adjustment of -0.007% per month will be applies to all sales - which is such a small number, barely measurable. With home values at fire sales prices there is competition in the choice of inventory available to buyers. "Do I buy a short-sale, REO or Foreclosure property or one listed by a seller who needs to move?" Well. The choice is ultimately yours as the buyer, however even with the great deals available it is important to instruct the right agent who is knowledgeable in the buying process for each different type of property listing.

Dexter Daze is just great family fun!  You can take hay rides, get your face painted, buy crafts, tour inside emergency vehicles, enjoy entertainment, eat your heart out and just linger with friends.  Watch pie eating contestants eat apple pie without touching the plate.  On lookers keep the hungry bees away from pies while the contestants keep their hands at their sides as part of the rules.  This was my first time at a pie eating contest!

Update: $7500Tax Credit is turning into a gift from Uncle Sam. This is a significant piece of regulation to boost the housing market, which has been signed into law by the president, clearly now is a time to consider buying, Ann Arbor Real Estate. Usually the bottom hits when properties at the low end of the market start moving. In this bill there are several initiatives to do just that.  When first time buyers enter the market, everything else moves up the ladder. This bill will now encourage lenders to make loans, which in my opinion has been the single most important reason for the slow recovery, the availability of credit. Many, many deals in the last few months have fallen apart because borrowers, even really good borrowers with excellent credit, etc, could not get loans.
Look at the first time homeowner benefits, this is really big. Prices in Ann Arbor Real Estate have not been this good for years in most prices ranges. Be smart, and look now, while the best bargain properties are available with less competition. Most lenders and appraisers agree that values in many cases are below rebuilt costs.

Provisions of Housing-Mortgage Relief bill signed into law Gives the Federal Housing Administration $300 billion in new lending authority and relaxes standards to provide affordable, fixed-rate mortgages to an estimated 400,000 debt-ridden homeowners. Any losses would be covered by an affordable housing fund financed by Fannie Mae and Freddie Mac, the government-sponsored companies that finance mortgages.
Allows the Treasury Department temporary authority to lend money to Fannie and Freddie or buy their stock to avert a collapse of one or both of the mortgage giants. The authority would expire on Dec. 31, 2009. Creates a new regulator and tightens controls on Fannie and Freddie, including power for the regulator to approve pay packages for company executives. Creates a new affordable housing fund drawn from their profits. Permanently raises the limit on the loans they may buy to $625,000 in the highest-cost areas. Allows them to buy loans 15 percent higher than the median home price in certain cities.
Provides $3.9 billion in grants to the hardest-hit communities for buying and fixing up foreclosed property. Modernizes the FHA and allows it to back loans for riskier borrowers. Permanently increases the size of loans the agency may insure - currently set to revert to $362,790 by the end of the year - to $625,000 in the highest-cost areas. The agency could insure loans 15 percent higher than the median home price in certain cities.
Forbids the FHA from insuring mortgages in which the borrower's down payment is paid by the seller, beginning on Oct. 1, 2008. Places a one-year moratorium forbidding the agency from charging premiums based on the riskiness of the homeowner, until Oct. 1, 2009. Provides $15 billion in housing tax breaks, including for low-income housing. Gives a credit of up to $7,500 for first-time home buyers who purchase residences between April 9, 2008, and July 1, 2009. Allows people who don't itemize their taxes to claim a $500-$1,000 deduction on their 2008 property taxes.
Gives states an additional $11 billion in tax-free municipal bond authority for low-interest loans to first-time home buyers, construction of low-income rental housing and refinancing subprime mortgages. Offers protection from investor lawsuits for mortgage holders that modify loans to borrowers who are in default or about to default.
Provides $180 million for pre-foreclosure counseling and legal services for distressed borrowers.
